Why Mārupe's new-build boom means starting from scratch

Mārupe only gained town status in 2022 - a sign of just how quickly, and how recently, this area has developed. In practice, that means on many properties we're working with a completely new plot that has no utilities and no prepared yard yet - the work genuinely starts from zero.

Riga International Airport sits right on Mārupe's boundary, and the surrounding area is characterised by new residential developments springing up right next to still-untouched land - which translates into strong demand specifically for foundation digging and water-line trenches, rather than repairs to existing infrastructure.

Because Mārupe borders Riga's Zemgale suburb, we frequently work on sites sitting right on the boundary between the city and the surrounding municipality - with construction density and access varying depending on the exact street.

In 2026 Mārupe has more than 17,000 residents, and its population has grown by 18.2% over five years - one of the fastest growth rates anywhere in our service area. In practice that means a high share of newer detached houses, terraced housing and low-rise apartment developments sitting alongside still-undeveloped plots, where the level of street, stormwater and other utility infrastructure still varies from block to block.

Rapid construction means a mix of brand-new and still-unfinished streets and utility networks side by side, so conditions have to be assessed separately in every new block. Seasonality here is low - the suburban residential and airport-driven market stays active year-round, which means steady, rather than seasonal, demand for foundation and utility works.
